Hardwood Floor Refinishing FAQs
How long does it take to sand and finish my hardwood floors?
The sanding/finishing process usually takes 3-5 days, depending on the size and condition of the floors.
Will we need to move out of the house while our floors are being sanded and refinished?
It depends. If you have a separate, isolated area of your house with its own entrance, you may be able to stay in that area. The advent of low-VOC products and proper dust containment make it possible to stay in select cases. We will assess your individual situation during your initial in-home appointment.
Do you use water-based or oil-based finish?
Both options have pros/cons. However, the technology in the hi-traffic, water-based finishes we use most often make them popular and the right choice for many homes.
How long after sanding and finishing can we move our stuff back in and walk on the floors?
The average floor takes 10-14 days to fully cure. Most manufacturers recommend not moving furniture in for at least 10-14 days. You can walk on the floors in socks within hours of the floor being finished if a high-traffic water-based finish is used. If an oil-based finish is used you have to wait at least 24 hours prior to walking on them. We always recommend that you not walk in shoes for at least the first 10-14 days.
How should we go about choosing the right stain color?
We recommend looking at various stain charts that we can provide to get a rough idea of the type and color of stain you like. Then once you have narrowed down your options, we can put stain samples on your floor so you can factor in your home’s light and your floor’s unique characteristics.
What’s the difference between hardwood that is prefinished and finished on-site?
We do install pre-finished hardwood floors. There are many great options for pre-finished floors and they have several benefits. The primary benefit is that there is no downtime and furniture can be moved back into place immediately. However, the quality of prefinished floors varies immensely and it must be purchased from a reputable mill. Site finished floors however offer more flexibility in color choice and material choice.
Will there be a lot of dust for me to clean up when you are done?
When we sand and finish we contain all areas that we are working in and in many cases, we run HEPA air scrubber filters for the duration of the job. After the job is finished, we clean up using HEPA vacuums and by wiping down all surfaces. Nothing is 100% dust free but we do our best to leave your home clean and tidy.
How dustless is “Dustless Sanding”?
Our Bona-Certified Dustless Sanding system captures up to 99% of airborne dust, keeping your home cleaner and healthier during refinishing.
Do you move furniture before refinishing?
We can help move certain furniture on a case-by-case basis. Just let your Project Manager know what you’d like us to handle when booking your job. Please note, we cannot move breakables, electronics, items handled by other trades, pool tables, pianos, or anything that requires balancing, tuning, or recalibration. For larger amounts of contents, we recommend contacting one of our preferred providers (ask your Project Manager for a referral). Before we arrive, please remove bedding, clear closet floors, and pick up small items like clothes, toys, and shoes. This helps us keep your project on schedule and avoid any additional costs.
Do you offer transparent pricing?
Absolutely. We provide clear, itemized estimates so you know exactly what to expect – no surprises.
