One of the most common phone calls we get sounds like this:
"We just bought a house and we close in three weeks… but the floors need work. Is there any way to get it done before we move in?"
It’s a question we hear all the time from Long Island homebuyers.
Once contracts are signed and move-in day starts approaching, people begin noticing things they want to change — and the floors are usually near the top of the list. Maybe the hardwood looks scratched or dull. Maybe the stain color feels dated. Or maybe the home still has carpet that you're hoping hides hardwood underneath.
The good news is that flooring updates are often much easier to complete before move-in than homeowners expect — especially when the house is still empty.
From the Jobsite
Not long ago we walked into a newly purchased Long Island home where the buyers were convinced the hardwood floors needed to be replaced. The stain color was dark and orange, the floors were scratched, and several areas looked badly worn. They were already preparing themselves for installing brand-new flooring.
But once we sanded and refinished the existing hardwood, the transformation was dramatic. The floors looked completely different — lighter, cleaner, and modern.
What the homeowners thought was a full replacement project turned out to be a refinishing job.
Situations like that happen all the time. Many homeowners assume their floors are beyond saving when they’re actually perfect candidates for refinishing.
Many buyers want to complete flooring work before they move in, but they often worry about timelines, dust, and coordinating multiple contractors.
At Oldfield Flooring, we help Long Island homeowners through this process every week. These are some of the most common questions we hear after someone buys a home.
Should You Refinish Hardwood Floors Before Moving In?
If possible, yes — updating the floors before move-in is always easier.
Once furniture, rugs, and moving boxes are in the house, everything has to be moved out of the way before flooring work can begin. That adds extra time and complexity to the project. When the house is empty, everything moves faster and more efficiently.
Many Long Island homeowners schedule flooring work right after closing so they can start fresh in the home. This is also the best time to make larger flooring changes such as:
• Removing old carpet and installing hardwood flooring • Refinishing existing hardwood floors • Updating outdated stain colors to a more natural modern tone • Replacing damaged flooring in high-traffic areas
Handling the floors first often makes the rest of the home updates easier to plan.
Should You Refinish Hardwood Floors or Replace Them?
This is one of the most common questions we get when walking through a newly purchased home. In many cases, hardwood floors that look worn or outdated can actually be refinished. Hardwood is extremely durable, and sanding and refinishing removes surface damage while allowing the stain color to be completely changed.
However, there are situations where replacement makes more sense — especially if the flooring is extremely thin, heavily damaged, or has structural issues. Every house is different, which is why we typically evaluate the floors in person before making a recommendation.
(We explain this decision in more detail in our guide: Should You Refinish Hardwood Floors or Replace Them?)
Can Hardwood Floors Be Refinished Before Move-In Day?

Most residential refinishing projects take about 3-7 days for the sanding and finishing process, depending on the size of the home and the condition of the floors. For buyers trying to complete updates before move-in, the bigger concern is usually whether the floors will still be curing when the moving trucks arrive. Traditional finishes can require additional time to fully cure before heavy use. However, there is a newer option that helps significantly when timelines are tight: UV curing technology.
With UV curing, the finish is hardened instantly using ultraviolet light. This allows homeowners to return to normal use of the floors much sooner, which can make a huge difference when move-in day is approaching.
Our Timeline Is Tight
This is incredibly common for Long Island buyers.
Many homeowners only have a short window between closing and moving trucks arriving. In those situations, a few options can help speed things up. One is UV-cured finishes, which allow the floors to be ready for use much faster than traditional finishes. Another option is prefinished hardwood flooring. Because the boards arrive from the manufacturer already factory finished, there is no sanding or finishing time required after installation. Once the flooring is installed, it’s ready to use.
Depending on the home and the goals of the project, we help homeowners decide whether site-finished hardwood, UV-cured finishes, or prefinished flooring makes the most sense.
We Don’t Know Our Exact Closing Date
That’s completely normal.
Real estate timelines shift constantly, and we’re used to working around them.
Oldfield Flooring often schedules projects with relatively short lead times which allows us to plan flooring work even when closing dates are still being finalized.
Once your timeline becomes clearer, we can usually adjust the schedule.
We Don’t Have Access to the House yet
This is another common situation.
In many cases, we can provide a preliminary estimate using floor plans and listing photos. Once we’re able to walk through the home in person, we confirm the details and adjust the scope if needed.
For example, if hardwood floors were hidden under carpet and we discover damage underneath, we can evaluate that quickly and recommend the best next step.
We Have Other Contractors Coming In
That’s very typical.
Flooring is often part of a larger list of updates that happen after a home purchase. Painters, electricians, and other contractors may also be scheduled around the same time.
In most cases, flooring work happens after major construction but before final painting and finishing touches.
We help homeowners coordinate the order of work so the project runs smoothly.
Will There Be Dust Everywhere?
This is one of the biggest concerns homeowners have when they hear the words floor sanding.
Oldfield Flooring uses the Bona DCS dust containment system, which captures the vast majority of dust created during the sanding process. While no system can eliminate dust completely, modern dust containment technology keeps homes dramatically cleaner than traditional sanding methods.
What Flooring Projects Do New Homeowners Usually Do?
After a home purchase, the most common flooring updates we see include:
• Removing carpet to expose hardwood floors underneath
• Refinishing hardwood floors to remove wear and update stain color
• Changing orange or dated stain tones to more natural finishes
• Installing hardwood flooring where carpet or tile previously existed
• Replacing heavily damaged floors with new hardwood
Hardwood flooring remains one of the most desirable features in Long Island homes because it is durable, timeless, and works with almost any design style.
Flooring Is Also One of the Highest-Value Updates
Refinishing hardwood floors isn’t just about appearance. According to data from the National Association of Realtors, refinishing existing hardwood floors can deliver up to a 147% return on investment, making it one of the highest-value non-structural improvements homeowners can make.
Even for homeowners who aren’t planning to sell anytime soon, updating the floors right away allows them to start enjoying the home exactly the way they want it from day one.
If you’re planning to sell a home in the future, flooring updates can also make a big difference in buyer impressions and listing photos.
